Yes, we have public and products liability insurance for the amount of £5,000,000.00. All our customers will be sent a copy of our certificate within our estimate package.

J Sutton Building Services cover a 8 mile radius from Sutton, Surrey.

CAN YOU HELP WITH MY PLANNING DRAWINGS?

Yes, we have our own architect who works along side us who has a wealth of experience and knowledge when it comes to planning drawings, building control drawings and structural engineers drawings and calculations, in fact our customers find this option very useful. Before the process begins we can advise what stages to expect and time frames you may need to be aware of, to speed the process up we can recommend a private building control company meaning this step of the process can be authorised much quicker than the average wait time you would experience with local authority building control.

IF I DECIDE TO PROCEED WITH YOUR ARCHITECT DO I HAVE TO CHOOSE J SUTTON BUILDING SERVICES AS MY BUILDER?

No, you are under no obligation to choose ourselves to carry out the works should you decide to proceed with our architectural package.

HOW DO I PAY FOR THE WORKS?

Before works commence J Sutton Building Services will issue you a full estimate package which will include your estimate, our public liability insurance and a payment schedule where you will find a document issued showing your personal weekly payment schedule.

CAN YOU HELP AT ALL WITH FINANCING OUR PROJECT?

Unfortunately we cannot finance any projects however, due to our professional long term working relationship with RH Property Lawyers whom we highly recommend and can contact on your behalf to arrange finance where needed despite each individuals circumstances, they specialise in domestic related matters from buying and selling, remortgaging, equity release, bridging loans and more.

ARE YOUR SITE VISITS FREE OF CHARGE?

Yes, we offer an initial site visit which will be under no obligation and free of charge. If a second visit is required to move the desired works forward the second visit will also be free of charge however, if there is a third visit requested without any commitment to proceed with ourselves our third visit and any future visits will be chargeable until the customer has committed to our company. Of course once we have received a deposit from you and confirmed your project into our schedule all visits will be free of charge moving forward.

CAN YOU PROVIDE REFERENCES BEFORE WE COMMIT?

Yes, we are more than happy to invite you to our current and completed projects before you commit to us for you to view our work in person. This way you can witness our workmanship during the works and once completed for yourself.

HOW LONG WILL THE WORK TAKE?

Each project time varies, the time frame of the works desired can be advised during our site visit.

HOW LONG WILL I NEED TO WAIT FOR A QUOTATION?

Following our site survey at the property you can expect your estimate package within 2 weeks which will include your estimate and more relevant information. If you have not received your estimate package within this time please contact our office via phone or email us. At J Sutton Building Services we understand there may need to be some further adjustments to your estimate once received where you may want to remove or add some items, we are happy to adjust your estimate around the requirements you need to suit your budget. Lastly, we are happy to consider a price match if you find a like for like specification that is cheaper.

HOW LONG IS AN ESTIMATE VALID FOR?

Your estimate will be valid for 90 days.

DO YOU SUB-CONTRACT WORK OUT?

No, all work is carried out by J Sutton Building Services to ensure our execution is of a prestige standard. All our electricians are fully compliant with NICEIC Regulations and our gas engineers are all GAS SAFE Registered.

CAN MY LOFT BE CONVERTED?

Most lofts can be converted. To achieve a Loft Conversion you require between 2.2m – 2.3m head height from the ceiling joist to the internal ridge. In the event that you fall short of this head height requirement, you may consider lowering your ceilings which we can advise and guide you on during our site visit.

WHAT IS PERMITTED DEVELOPMENT?

If your property is not in a conservation area or is a flat, you have permitted development rights (PD). This means you can usually develop your loft space without needing to gain planning permission. Your development will need to keep within the PD constraints i.e. terraced properties are allowed to develop an additional 40 cubic metres of extra space. Semi-detached and detached properties = 50 cubic metres. Furthermore to this our architect can always advise of the most desirable route to achieve your requirements.

HOW MUCH DISRUPTION SHOULD I EXPECT WHEN CONVERTING MY LOFT SPACE?

The disruption is kept to a minimum as the work is confined to the loft space and most of the heavy work can often be carried out from scaffolding external to your property. We may have to gain entry for small periods to survey certain aspects at the beginning of the project and towards the end.
